DeedWatch guides
Here is the most important mechanical fact about county deed alerts: they match the exact name a document is recorded under. Enroll “John Smith” and a forged deed recorded under “John A. Smith” can pass without a sound. Clerks know this — Palm Beach County's clerk tells residents outright to register every variation of their name. This page is the full list of variations a complete enrollment covers.
When a document is recorded, the county indexes it under the parties' names as written on the document. Your alert subscription is a list of name strings. The system compares the two — and “close” does not trigger it. Middle names, initials, suffixes, and former names are all different strings. The uncomfortable part: a forger controls the name on the forged document, and public records (including your own deed) show them most of the common renderings of your name. Slipping a variation past a single-name enrollment is not a sophisticated hack; it is the default outcome of a lazy signup.
For each owner, enroll every form that has ever appeared — or plausibly could appear — on a document for your property:
It varies by system. Florida law guarantees at least five names per registered email — and nothing stops a second registration under a second household email for five more. Fidlar's Property Fraud Alert (used by hundreds of counties) lets subscribers register multiple names, and several systems allow effectively unlimited variations. If your county's system caps you, prioritize: deed-exact form first, then maiden/prior names, then initial forms, then trust and entity names — and cover the overflow with a family member's enrollment where the system allows it.
None of this is a reason to skip the free alert. It is a reason to enroll like you mean it. Twenty minutes of thorough signup converts a partial tripwire into a real one — and it is the core of what our kit walks you through, county by county.
The Setup Kit's name-variant worksheet inventories every form of your name (and your spouse's, trust's, and LLC's) before you touch a signup page, then tracks which variations are enrolled in which county. Plus platform walkthroughs, the deed self-check, and the 72-hour playbook. $39 once.
